- Bob Castor focuses on the representation of financial institutions and other non-bank creditors in commercial lending and structured finance transactions, including asset-based credit facilities, second lien and mezzanine facilities, loan syndications, real estate secured facilities and general commercial lending transactions.
Bob also has a significant focus on commercial real estate lending, representing lenders and developers in connection with construction and permanent loans, state and federal historic tax credit projects, and general commercial real estate lending transactions.
- Chris Dusseau has broad experience in commercial and real estate investments and is frequently involved in structuring, negotiating, documenting and closing asset-based and real estate-secured transactions. Chris also assists real estate owners and developers in all aspects of the acquisition, financing, construction, renovation and disposition of their assets. With experience in all phases of litigation and other dispute resolution, he effectively represents creditors in loan workouts, foreclosures, restructurings and commercial collections. Additionally, Chris drafts, reviews and negotiates all types of construction, design, engineering and development contracts.
Formerly the senior vice president and corporate counsel of a local private equity firmfocused in the hospitality industry, Chris provides legal counsel for both day-to-day asset management and loan servicing.
Mike Fitzpatrick, President, Elford
- Mike Fitzpatrick is the President of Elford, Inc. In his current role Mike is actively involved in all aspects of the company’s operations. Mike proudly represents the fifth generation of his family’s leadership at Elford, where he remains focused on the passionate commitment to excellent customer service that has defined Elford since 1910.
In addition to his role at Elford, Mike is the President and co-founder of Elford Development. As a principal of the company over the last decade, Mike has successfully led the development, construction, and management of more than one million square feet of multifamily, retail, and office projects with a value in excess of 150 Million.
A Yale graduate, Mike is active with Habitat for Humanity, Nationwide Children’s Hospital, and St. Agatha Church. Mike lives in Upper Arlington with his wife, Lisa and their 4 children. He loves coaching his kid’s sports teams and cheering on the Buckeyes.
Dan Merkle, Director of Real Estate Investments, Capitol Square
- Dan Merkle currently serves as the Director of Real Estate Investments for Capitol Square, Ltd. Capitol
Square was established in 1997 as the real estate investment vehicle of parent company, The Dispatch Printing Company, a family owned media company with holdings in television and radio, and formerly The Columbus Dispatch newspaper. Capitol Square’s investments include wholly-owned properties, jointventure equity, preferred equity and mezzanine debt. Capitol Square’s investment portfolio includes over 3,000 Class A apartment units, approximately 3.0 million square feet of office space, over 1.5 million square feet of industrial space, 1.0 million square feet of retail, and 1,500 hotel rooms.
Dan Merkle has underwritten and closed approximately 3.0 billion of real estate debt and equity investments, with extensive experience providing structured capital investments for ground-up development projects. Prior to Capitol Square, Dan originated approximately 2.5 billion of commercial mortgage loans, mezzanine debt investments, and joint venture equity investments on behalf of Nationwide Life Insurance Company, a Fortune 100 company. Prior to Nationwide, Dan worked in investment origination for RockBridge Capital, a hospitality focused real estate private equity firm (1.0 billion AUM). While at RockBridge, Dan underwrote complex debt and equity investments including first mortgages, “B” Notes, mezzanine debt, preferred equity, and common equity. Transaction types included ground-up development, repositioning, re-branding, note acquisitions, and investments in operating companies. Prior to RockBridge, Dan worked for Huntington National Bank, a commercial bank with total assets of 100 billion.
Dan graduated from the University of Dayton and lives in Columbus, Ohio with his wife Natalie, and children, Abigail (6), Anderson (4), and Caroline (2).
Chris Diffley, Managing Director, Rockbridge
- Chris Diffley is a Managing Director of Rockbridge’s Investment Management Group. Rockbridge is an investment platform with nearly two decades of experience investing in real estate and operating companies. Through its deep in-house experience and strong foundation of industry relationships, Rockbridge has delivered a track record of attractive risk-adjusted returns across multiple cycles and is well-positioned as a leading investor in hospitality.
In this role, Chris’ primary responsibility is directing the day-to-day operations of the Investment Management Group, with a goal to ensure a return of the fund’s capital and maximize each investment’s return on invested capital. He guides the oversight of the portfolio of Rockbridge’s Fund investments to
assess risk, ensure the security of the collateral, and enhance the value of these assets through performance analysis, capital investment, and communicating with Rockbridge’s operating partners.
Chris initially joined Rockbridge as a member of the Investment Origination Group in 2006 where he was responsible for originating, underwriting, and structuring new investments. He transitioned into the Investment Management Group in response to Rockbridge’s growing portfolio of investments. Chris
has over 10 years of transaction-based financial experience.
Prior to joining Rockbridge, he was a Vice President in Credit Suisse’s Investment Banking division, covering media and telecommunications companies and private equity firms. At Credit Suisse, Chris specialized in providing capital raising solutions across the capital structure and also provided strategic advisory services with respect to merger and acquisition transactions. Prior to joining Credit Suisse, he worked in the audit practice of KPMG LLP.
Chris is a Certified Public Accountant and received a Bachelor of Science in Business Administration from The Ohio State University and a Master’s of Business Administration from the McDonough School of Business at Georgetown University.
